Fire Safety

The Fire Safety Act clarifies that the FSO applies to the structure, external walls (including balconies, doors and windows) and flat entrance doors in multi-occupied residential buildings with two or more sets of domestic premises.

The Fire Safety Act 2021

Residential Block Up To 11m High

All Residential Buildings comprising of 2 or more dwellings must:

• Carry out a Fire Risk Assessment (as per RR(FS)O 2005)

• Fire Risk Assessment Prioritisation Tool management (FSA2021)

• Fire Safety to Resident management including Fire Door information

• Emergency light testing

• Communal Fire door testing (recommended min. Bi-annually)

• Smoke / fire detection testing (as per RR(FS)O 2005) inc. Zone Testing and back up test

Residential Block From 11m to 18m High

All Residential buildings comprising of 2 or more dwellings which are between 11 meters (usually 4 storeys) and 17.9 meters (usually 7 storeys) are required to:

• Carry out a Fire Risk Assessment (as per RR(FS)O 2005) 

• Fire Risk Assessment Prioritisation Tool management (FSA2021)

• Fire Safety to Resident management including Fire Door information

• Emergency light testing

• Communal Fire door checks + 1 annual inspection to all flat front doors (FSA2021)

• Smoke / fire detection testing (as per RR(FS)O 2005)
